Medical Dental Building
Building Upgrade – Common areas renovation, building wide water main re-piping and restroom modernization.
About: The Portland Medical-Dental Building is located on the 1100 block in downtown Portland between SW 11th & 12th Avenues.
Project Scope: 10-story building-wide upgrade of the water supply lines and waste lines and full restrooms demo and remodel. We were contracted as the GC to coordinate electrical, HVAC, fire-life safety and sprinkler installations, plumbing, respective structural changes and wall / drywall movement and repair.
Approach: Due to full tenant occupancy, this project required intensive pre-construction planning to determine how best to maintain tenant business operations during construction. We began work each day at 5AM to reduce noise and service interruptions.
Outcome: Initial contract price: $1.35M Final contract price: $1.48M
- Reason for difference: Once we opened up ceilings and walls on the 100-yr old building, City of Portland inspector mandated that the exposed plenum be fireproofed. This was contrary to the approved plans which indicated they would not require it.
- Cost saving measures: We opened up one restroom at a time and went floor-by-floor to reduce impact to the business which saved the owner money in rents.
